The City of Boston has regulated the usage of residential units for short-term rentals, including Airbnbs. This work explores the potential effects of these regulations on the current landscape of Airbnb. The findings suggest that there are many Airbnbs that are currently ineligible to be short-term rentals and that there are likely to be shifts in the geographic distribution of Airbnbs. There are likely to be decreases in the central areas of the city and there is a great potential for increases in Airbnbs in the peripheries.
